Luxury Bungalow Single Storey Extension
The client was looking for help with creating a luxury designed single storey extension to their existing property. Originally the builders who were invited to tender, could not interpret the drawings to the clients vision and were unable to commit to the project because of this. The client needed the support of someone who had a keen eye for detail and could offer advice on the project without leading them down a rabbit hole!

The problem


The client was struggling to get the project off the ground with a trusted contractor. Even during the tender stage, builders were only able to take the project so far and left the client feeling underwhelmed by the responses. Not only did the client want the extension to have a high class finish but it needed to match their personal taste.                                                                                                                                                                                                              

The client was concerned about appointing somebody, and then get told later on that this wasn't included or that wasn't included.


The solution


The initial step was to look over the existing drawings and propose a budget  and timescale for the project.                                                    

Once appointed, Procla worked on the initial site set up. This included areas such as: 

• Building regulations, compliance.

• Party wall agreements.

• Mobilising the site.

• Safety and waste provision.                                                                                                                                                                                                                                          

Procla were also responsible for appointing all contractors and the on-site management and coordination of trades to ensure a timely completion of each stage of the build. The client left the project in the safe hands of Tony Douglass the Project Manager. "I felt that working with Tony was able to budget the project costs better. I was paying Procla and Procla was paying the different trades on my behalf. But  Tony sourced the best trades and the best places to source materials at the right price and quality. Procla's fee was easily covered by the project budget savings.”                                                                                                                                               
Procla’s administration team took responsibility for maintaining a shared online folder with updated design information, site photos, and completed and projected work schedules. Procla kept in touch with the client through weekly reports supplied this folder and on a dedicated private WhatsApp group. Procla discussed any decisions or inputs that were needed from the client through these channels. The client could view updated costings, supplier interactions or changes in the work schedule through the shared data and discussion group in real time.                                                         

Procla works in an open and transparent way with the clients throughout the project. Communication was maintained with full transparency of all costings, supplier interactions and amendments.



The results


The outcome of the project:                                  

• The client was very satisfied with the result and particularly with our input into the detail design elements.     

• The project was completed four weeks early and came in under budget. • All contractors completed works as per the programme to enable the straightforward project sign off.


Procla was able to take the stress away from the client and all works were signed off building regulation approval.  


Overall, the client was delighted with the completion, "Tony came up with ideas we would never have thought of and I’m glad we went with that because it has ended up with a much better finish.”
